4 bedroom home/cottage on beautiful Turtle Lake, 50 kms north of Atikokan on Highway 622. Access year round as 4 permanent residents live on this road (2 miles off Highway 622). Cottage is located on Turtle Lake which is part of a very desirable, pristine waterway, consisting of 3 clean lakes, Turtle Lake, Dashawa Lake, Crowrock Lakes, a total of 28 miles of water. 135 miles NE of Fort Frances, Ontario and International Falls, Minnesota. Excellent fishing of Small mouth Bass, Walleye, Trout and Northern including excellent Moose, Deer, Bear Hunting and ice fishing.  We are located close to White Otter lake, Clearwater West, Grey trout and Sandford lakes.
This home is off grid and consists of 18 panels and 24, 2 volt batteries. Inverter was upgraded in 2013 and can be configured to start automatically when the battery bank gets low, but we have had no need to do that. This has been our year round home for 15 years. Heat source is an oil stove, and a wood stove in the porch. All duct work has been installed under the house should you want to convert to some other type of heating source. Roof was redone in 2014.
Open concept kitchen, dining and living room. Large patio door off the living room to a sun room surrounded by windows for your view of the lake. Door off of sun room leads to a covered deck. Two bedrooms on the main floor and 2 bedrooms upstairs. One bathroom on the main floor. Also a laundry room which also contains the solar equipment and on demand hot water tank. Large back porch off the kitchen, and a covered deck.
Certified septic field. Sand point for water which we have been using since 1994 and have never run out of water.
Garage is 28x40, wired, insulated and gyproc, and has 3 1/2 stalls. Access ladder to a storage loft above the garage. Also storage shed, wood shed, and outhouse on the property.
Down at the water front is a 12x16 building that we have been using as a bunkie and for storing water toys. This has a cement floor with drain so can easily be turned into a sauna.
There is a steel dock that we use for tying up boats. Also there is an aluminum boat lift, aluminum swimming dock with aluminum sun bathing platform.
Lot is landscaped and included will be a Club Cadet riding lawn mover (2016), pull behind sweeper basket, aerator, and de-thatcher. Underground water lines and sprinklers to keep the grass watered.
Also included is a Honda EU7000 inverter generator (2017) which has 165 hours. There is a remote start included so you can start the generator from the house.
Honda water pump purchased in 2014.
Taxes for 2018 is $445.00
Road dues are $250.00 year (this covers costs to keep the road open, purchase gravel when needed, and fuel and repairs costs for the grader).
